Austin is on the rebound

You’ve no doubt had concerns about the state of our Austin economy and real estate market the past few years which would be justified.  I’ve reported on recessions and strong markets alike over the years in these posts.  Beginning around 2002, we began a booming Austin economy that lasted until the Fed dramatically raised interest rates in early 2022 which threw a wet blanket over our real estate market.  From 2006, my first year in real estate sales, until early 2022 I had a plethora of articles to use in the newsletter.  In fact, there were months where I would carry-over articles to the next month because there were too many.  

I can now say I’ve seen a shift over the past several months.  A return to having more and more positive articles about business activity, real estate developments, new venture capital, jobs, etc.  This reminds me of what it was like before early 2022.  You have seen several of these articles in my recent posts.  I mention all of this to say that Austin is once again poised to lead the way out of the dreary market of the last few years with these key advantages:  Strong technology hub that continues to expand; popular destination for new residents; state government that has low regulations and taxation; growing health industry sector; favorable geographic location; etc.  So, yes, I’m very bullish on the coming years for our Austin economy and real estate market. 

Below are the 5-year graphs I regularly share with you and these mark the results of the first half of 2026.  For the sales graph, notice the numbers for the past 3 June months….2,797 sales in 2024; 2,971 in 2025 and 3,210 last month.  Steady growth each year. 

For our average sales price, you can see a similar pattern for the past 3 years: $573,164 (2024); $582,411 (2025) and $612,442 (2026). 

Finally, with monthly home inventory (the number of months it would take to sell all homes currently on the market at the current sales pace), you notice an increase from 2024 (4.77) to 2025 (5.88) but then a slight drop last month to 5.59 months.
