Here are the April/2026 MLS single-family statistics for Austin, TX:

April was easily the best year of this month with positive movement in EVERY category! For instance:
- Listings were up by the lowest amount this year and well below our 7% increase YTD average of 7%;
- Pendings were up by 12% which is the 3rd month in a row of double-digit increases and 5 points above our YTD average of 7%;
- Sales shot up 15%, our 2nd double-digit increase in 2026 and nearly 7 times over our YTD avg of 2%;
- Inventory recorded our first decrease this year (by double-digits) and also the first since Jan/2025 (15 months!);
- Median and Average prices, while still a decrease, were each 1% smaller than our YTD avg of -3% and -2%, respectively;
- Days on market was the lowest increase of 2026 and 3 points below our YTD avg of 8%;
- Activity Index recorded our 2nd green for this year and was up over 35 times higher than our YTD average of 0.2%!
As you can see from last month’s stats, our local real estate market is starting to regain strength.
