September Austin home sale prices increase

Here are the September/2026 MLS single-family statistics for Austin, TX:

Three out of the last 4 months registered home price increases, including last month, so there is positive movement for home sellers.  Considering that September is historically a down month due to the end of summer and school/college starting back up, this is especially good news.

September also marks the end of the third quarter of the year, so you can see how we are doing so far in the graphic above.  We have half of the categories in the green and two that are barely out of green with median prices down only 1.7% and average prices down only .03%.  It’s been a while when we’ve had 6 out of the 8 categories in the green for an entire year, so this will be one to watch as we finish the final quarter of 2026.

Above represents the yearly averages we’ve had since I started keeping these stats nineteen years ago.  Again, the 3 red categories barely missed being in the green.  And, for homeowners/sellers, averaging 4.4% (Median price) and 4.5% (Average) EACH year over 19 years is phenomenal and a true testament of the strength our Austin metro home market has had over the long haul.
