Here are the July/2026 MLS single-family statistics for Austin, TX:
July’s 6 green categories was the 3rd month-in-a-row where we had 5+ green categories which reflects the slow but steadily improving market for single family homes in our Austin metro. As always, the numbers in my graphic above are from the perspective of a home seller. Buyers and sellers have opposing needs and desires so there isn’t a perfect, “one-size-fits-all” metric to use when I share statistics with you. While every market needs buyers and sellers, nothing can happen without an inventory of goods whether it is homes or groceries or autos, etc. So, I decided my statistical analysis would be from the viewpoint of a home seller.
