Here are the December/2025 MLS single-family statistics for Austin, TX:

We ended 2025 with more mixes results with December’s numbers: Double-digit negative (ie-red) categories in our activity numbers like the number of Listings (homes for sale); Inventory (# of months it would take to sell all homes currently for sale at the current sales rate); Days on Market (how many days homes have been for sale); and Activity Index (measures the hotness of a market–higher=better). What’s very odd, though, is our double-digit positive (ie-dark green) category given the activity results. Usually, low activity results in low sales. Also, our Median home price went down only 1% and our Average home price actually rose 1%.
Now, let’s look at the averages for each category for the full year of 2025, shown below.

Three of the same double-digit red categories I mentioned for December carried throughout 2025. However, our Median and Average home prices went UP by 7% and 10& respectively! As I’ve mentioned in my 1st paragraph above, this is not indicative of a typical market. Even with 20 years experience as an agent in this Austin real estate market, I am unable to give you a clear reason why this is happening. Ours, and the national market, too, have been on an unusual roller coaster since the Covid shutdown in March, 2020. Adding in the historic, rapid rise in mortgage rates that began in February, 2022, sellers not inspired to lose their historically-low mortgage rates if they sell, and our recent drops in mortgage rates all factor into the wild ride we’ve seen the past 6 years.
I do know this, however, market activity has been on an uptick recently as reported by my real estate team and other Realtors I’ve spoken to and social media posts made by others. Several of the articles below forecast a more robust 2026 than we’ve seen the past few years. There is a groundswell of pent-up buyer activity. All this leads me to believe that this spring and summer will be the best we’ve seen in the last 3 years.
