Here are the April/2025 MLS single-family statistics for Austin, TX:

No way to sugarcoat April’s home sales numbers as they were quite disappointing. Front-end actively like pendings, sales and Activity Index all trending in the negative direction. Home prices dropped, though by small percentages. The last 6 months have seen a lot of turbulence from the presidential election, tariffs, interest rates remaining high with no help from the Federal Reserve, etc. I believe this has put a dark cloud of uncertainty over our real estate market and caused some buyers to take a pause in their home purchase decisions. While some of the national market continues strongly, our Austin market seems to have slowed more than many people (myself included) had predicted. Once more certainly returns to our national market, more Austin buyers will proceed with their purchases.
