Austin's March home sales reflect uneven market of past few years

Here are the March/2025 MLS single-family statistics for Austin, TX:

The numbers for our Austin metro single-family home sales in March looked much like our February numbers and a retreat from our March/2024 numbers (below). This is not unexpected due to the changes our country is experiencing right now and the uneven stabilizing of our market after the rapid interest rate increases of 3 years ago. However, as you can see in the previous 3 March numbers below (2022-2024), March is typically a hard month to project given that we are coming out of the slower winter months and March is the first of 3 months each year (Mar-May) when most sellers list their homes. The numbers are a reflection of how much buyer enthusiasm is present compared to how many sellers list their homes. So, the wildly different numbers in March each year are not unusual.
